1st Time Home-Buyer?

Take note of the following points, to assist you in addressing Issues unique to purchasing a condominium or multi-family low rise:

  • obtain Strata Council Minutes for the last 2 years
  • read Minutes & highlight deficiencies you find or things you don't understand
  • inquire if there is an Engineering Building Envelope Report for review
  • obtain copy of the Form 'B' financials
  • bring all documents to the inspection - our inspector will walk you through
  • speak to the Strata Council president or Property Manager about known deficiencies and other concerns
  • if the building is 20 years or older, confirm whether the domestic water lines to the suites are original

New Buildings

We specialize in providing a deficiency list to the builder prior to occupancy - buyers should note the following:

  • confirm the duration of the builder's warranty relating to potential water ingress into the wall assembly
  • confirm if the warranty conforms to the standard 2 - 5 - 10 years as required by law in B.C.
